The building is 95% complete. Now build the anticipation.
Golden Gate is entering its final development phase in Bahrain Bay — the window in which the value of an opening is decided, before it happens. MAZ NEXA proposes an integrated pre-opening campaign combining creative content, digital campaigns, public relations, media engagement, influencer collaboration and lead generation — taking the moment to market as a story, not an announcement.
Engagement at a glance
An opening is a single day. What precedes it decides how it lands.
The run-up is the only chance to build demand before the project becomes routine news. This is what changes when that window is worked — or allowed to pass quietly.
If the run-up stays quiet
- The opening reaches a market that was not prepared for it, and reads as one more property story.
- Interest arrives scattered, with no defined path from enquiry to viewing.
- The investment story stays inside presentation decks instead of the regional business press.
- Regional competitors fill the same media space at the same moment.
- No content bank and no built audience to carry the project past opening day.
What this campaign puts in place
- One pre-opening narrative that unifies awareness, press and paid campaigns.
- A dependable weekly bilingual presence on the platforms buyers and investors actually use.
- A three-stage campaign funnel that moves awareness into a qualified enquiry.
- A bilingual press release and structured media outreach across ten targeted regional outlets.
- A live dashboard and a monthly report that show what worked and why — not impressions of it.
Four objectives that drive every decision in this campaign.
Build anticipation
Create rising momentum toward the opening instead of a single spike on the day.
Position the landmark
Establish Golden Gate as a landmark luxury destination in Bahrain Bay.
Attract qualified demand
Draw in prospective buyers, investors and strategic partners.
Strengthen market confidence
Build the reputation that supports viewings, enquiries and commercial conversion.
Five audiences — each looking for something different.
Looking for lifestyle, location and handover certainty — and need a clear route to a viewing.
Looking for returns, market fundamentals and developer credibility before committing.
Assessing the project's scale, positioning and fit with their own expansion plans.
Need a publish-ready angle, an available spokesperson and high-quality visual material.
Steer their clients toward projects with visible presence and strong marketing material.
The city audience that turns an opening from a private event into a city moment.
Four sections — from the opportunity to the commercials.
What is delivered, and when.
A quick read — the full detail lives in the Strategy and Commercial tabs.
Fees and payment terms are set out in full in the Commercial tab.
Full commercialThree distinct, actionable stages.
We do not run one campaign that tries to do everything. Each stage carries a different platform objective, a different audience and a different measure of success.
reach, video views & link clicks
those who viewed or engaged with awareness ads
conversion & lead-form ads
Why the sequence matters
An ad that asks for an enquiry from an audience that has never heard of the project pays for market education and conversion at the same time. Separating the stages lets the awareness layer carry the cost of introduction, so the lead-generation layer reaches an audience that already knows the project — which is where cost per qualified lead falls.
An always-on social engine — not a campaign that ends.
A fixed, predictable monthly commitment: content strategy, production, publishing, community management and measurement. This is what ships every month without exception, under a dedicated account manager handling day-to-day operations.
Seven standing commitments.
Content strategy
- A monthly content calendar aligned to the Golden Gate identity.
- Sets out what is published and when, so communication stays consistent across platforms.
- Built around the pre-opening phases, not around disconnected weeks.
Content production
- 10 static creatives a month — custom-designed posts that follow the brand identity and deliver a clear message.
- 5 animated creatives a month — motion-based visuals that lift engagement through dynamic storytelling.
- 3 short reels a month — short, high-impact video created to capture attention and increase visibility.
Caption writing & hashtags
- Concise, relevant captions crafted for each individual post.
- Considered Arabic and English hashtags to improve reach and visibility.
- Written natively in both languages — no machine translation.
Posting & scheduling
- Publishing across the selected platforms in line with the approved calendar.
- A proposed posting schedule per asset, based on audience behaviour on each platform.
Community management
- Daily interaction: replies to comments, messages and DMs.
- Oversight by a dedicated account manager handling daily operations.
- Purchase-intent enquiries are captured and routed to the sales team rather than left in the comments.
Monthly performance reporting
- A comprehensive monthly report (PDF or slides).
- Covering key metrics, hashtag effectiveness, audience engagement and follower growth.
- Ending in strategic recommendations for the following month — not just numbers.
Live dashboard
- A real-time dashboard providing automated updates on content performance and insights.
- Available to the team at any time between the monthly reports.
Platforms managed
All platforms are in scope. The proposed role for each is set out below, and is fixed in the strategy workshop according to where Golden Gate's audience actually is.
Each platform has a defined job — not the same post everywhere.
The visual shopfront
Showcase the project's aesthetics, attract interested buyers and lift engagement — the platform where Golden Gate is seen before it is visited.
Credibility & investment
Build credibility, address B2B audiences and form professional partnerships — the natural channel for the investment narrative.
The live moment
Spark real-time conversation, share updates and engage with public opinion and trending topics.
The wider reach
Reach a broader audience in a creative, enjoyable way and raise brand awareness beyond the property-focused circle.
Local presence
Create instant engagement with a younger audience and maintain a real-time brand presence — a strong local channel across the Gulf.
One tone of voice
The corporate tone stays constant while the way we speak shifts by platform and situation — that is what gives the communication its distinct flavour.
Eight steps from immersion to continuous refinement.
The first four steps run at the start of the engagement; the last four cycle monthly for its duration.
Immersion session
A session with key people at Golden Gate to gather information and insight, and to understand the project and its objectives in depth.
Competitor analysis
Identify competing developments and analyse their presence to reveal strengths and weaknesses, quick wins and longer-term opportunities.
Persona profiling
Build persona profiles for current and potential buyers and investors — the foundation for the platform, content and advertising strategy.
Tone of voice
A clear, consistent voice that protects the project's premium positioning, with flexibility in interaction by platform and situation.
Social media audit
Review the existing accounts and fix the baselines against which every subsequent month is measured.
Content strategy
Translate all of the above into an executable monthly calendar — what is published, to whom and why.
Measure & analyse
Measure KPIs against the baselines and against competitors — not only against last month.
Continuously refine
Recalibrate the monthly mix against actual performance, prioritising what delivers the best engagement quality.
KPIs refreshed every 15 minutes — no waiting for month-end.
A real-time monitoring and analytics system that lets the team track digital performance with speed and precision — particularly useful around peak moments such as the opening announcement and media events.
How the dashboard works
- Secure live access — a dedicated, secure login for the team to view dashboards anytime, anywhere.
- Seamless integration — export daily PDF snapshots and generate a full post-event report within 7 business days.
- User-friendly design — an intuitive interface with clear visuals and simplified navigation for technical and non-technical users alike.
- Customisable modules — a flexible setup to adjust KPIs, layouts and reports as objectives evolve.
- AI-powered insights — predictive analytics for performance trends, automatic detection of emerging topics, and smart alerts for early crisis detection.
What is tracked
- Reach & engagement — how many people the content reached and how they responded.
- Sentiment analysis — the tone of the conversation about the project, not only its volume.
- Mentions & media value — how often the project is mentioned and the equivalent media value of that coverage.
- Crisis alerts & trending topics — early detection of what needs a response before it escalates.
- A daily PDF snapshot — for anyone who prefers a written summary to opening the dashboard.
Paid campaign management.
An optional item alongside the monthly track. Organic content builds presence; paid campaigns are what put the project in front of people it has not yet reached and turn interest into an enquiry.
| Parameter | Detail |
|---|---|
| Campaign duration | Ongoing / monthly |
| Campaign types | Awareness, engagement and conversion (enquiries & viewings) |
| Number of campaigns | 2 campaigns per month |

Note: the paid media budget — the spend on the platforms themselves — is separate from the management fee and is spent directly from Golden Gate's own ad account.
Eight steps per campaign — from objective to optimisation.
It is not about shouting louder. It is about saying the right thing to the right people.
Goals & target audience
Who we target: age, gender, location, interests and behaviour — and what we want to achieve.
Campaign objective
Decide the specific objective: lead generation, awareness or engagement.
Choose the platform
Select the platforms that align with both the target audience and the campaign objective.
Ad creative
A combination of impactful copy and engaging creative — not one without the other.
Ad format
Select the format and mix: single image, carousel or video.
Set the budget
Determine the spend and set a daily or lifetime budget accordingly.
Launch
Launch once targeting, creative and budget are approved.
Monitor & optimise
Continuous monitoring against goals, with tweaks to creative, copy, ad type and content direction.
Digital marketing strategy — the foundation everything else stands on.
A focused workshop that aligns Golden Gate's goals, project priorities and growth objectives, establishing a clear digital direction that supports consistent branding and growth in enquiries and viewings. The output is not a presentation — it is a document Golden Gate's own team and partners can execute.
Digital strategy workshop
A focused workshop aligning project goals, sales priorities and growth ambitions, setting the digital marketing direction for the pre-opening phase and beyond.
- Clear strategic alignment, defined priorities and agreed success criteria.
Social & brand strategy
Define Golden Gate's positioning across social platforms through audience persona development, benchmarking against competing developments, content direction and platform selection.
- A clear brand narrative, defined audience focus and an applicable content strategy.
Performance & demand generation
Develop a data-driven framework for demand generation, revenue growth and long-term scalability — including funnel logic, the KPI framework and the retargeting approach.
- An actionable growth strategy with measurable performance indicators.
Strategic value delivered
Four phases across four to six weeks, followed by rollout.
A combination of independent research and workshops with key stakeholders forms the foundation of the strategy — not assumptions.
Immersion & intelligence
Sessions with key stakeholders across project, marketing, sales and strategy.
Auditing & benchmarking
An audit of every digital asset, establishing what works and what does not before anything new is built.
Strategic plan & presentation
A practical build of the digital strategy, phased against deliverables and matched to the agreed objectives and KPIs.
Rollout & optimisation
Execution of the strategic plan with real-time monitoring, insight and optimisation.
Content does not wait
Publishing starts in month one under an interim direction, then moves onto the final strategy as soon as it is approved.
Eight outputs — and the business impact of each.
1 · Target audience, personas & user journey
- Mapping the audience humanises the marketing and sales approach and reduces cost at the same time. We consider how different audiences behave with the project.
2 · Search strategy: organic & paid
- Search channels produce high-intent, sales-ready traffic. We identify the best opportunities for faster results.
3 · Digital asset & tracking analysis
- What impact do the website and platforms have on enquiry growth? We analyse this and identify opportunities.
4 · Messaging & content strategy
- Creating and distributing the right content, with the right message, to the right person at the right time builds deeper relationships and moves demand.
5 · Social strategy: channels, engagement & content
- Every channel is analysed against the target audience, with a recommendation on the content type that engages each segment and provokes outreach.
6 · Lead generation & sales funnel analysis
- Sales is the lifeblood of any project. We integrate the sales process and funnel directly into the marketing strategy rather than leaving them separate.
7 · Digital PR strategy
- We identify the PR channels that can be targeted to accelerate brand awareness and growth — the direct route into the PR campaign below.
8 · Implementation plan
- The success or failure of a digital strategy comes down to how well it is executed. We therefore create a staged execution plan.
The PR campaign — placing Golden Gate in the regional press.
Paid advertising buys visibility; editorial coverage buys credibility. For a premium development speaking to investors and strategic partners, credibility is the currency that matters most.
What the campaign covers
- Press release development in both Arabic and English, with full editorial preparation.
- Organic media distribution and outreach management to the targeted regional outlets.
- Media coordination and follow-up with the agreed regional publications, proactively pitching the story.
- Campaign account management and communication support throughout the engagement.
- Media monitoring, coverage collection and a final performance report.
- Up to three rounds of revisions on the press release.
What is quoted separately
- Any paid media placement or sponsored coverage.
- Translation into additional languages beyond Arabic and English.
- Any third-party costs arising outside the agreed scope.
- Final publication remains subject to each outlet's editorial approval — we guarantee the access and the professional pitch, not the editor's decision.
Ten media outlets across Bahrain, Saudi Arabia and the Gulf.
A deliberate mix: Bahraini local press for the public and buyers, Gulf business media for investors and strategic partners.
Six months — the strategy is built while publishing starts, not after it.
The Gantt below is indicative and is fixed in the immersion workshop against the target opening date. The principle does not change: we do not wait for the strategy to be finished before publishing, and the PR campaign is timed to peak before the opening, not after it.
Exactly what lands, and when.

| Month 6 | Term review | Full performance review & post-opening plan | Joint |
The timeline above assumes these inputs.
We state them explicitly because approval delay is the single biggest cause of slippage — and in a pre-opening campaign, a lost week cannot be recovered.
Inputs & access
- One nominated contact at Golden Gate with authority to approve calendars, designs and the press release.
- Administrator access to the existing social accounts and ad account, so baselines can be fixed in the audit report.
- Brand guidelines and visual assets for the project — logo, colours, fonts, floor plans, official photography and renders.
- Approved project information — specifications, publishable price ranges and the target opening date.
- An available spokesperson for the PR campaign, for quotes and interviews if requested.
- A landing page or booking links if the paid campaign scope is activated.
The approval rhythm
- The content calendar is sent a week before the month begins; approval is needed within 3 working days.
- Designs are sent in batches; the fee covers up to 2 rounds of revisions per design within the agreed scope and timeline.
- The press release carries up to 3 rounds of revisions before distribution.
- A monthly performance meeting to review the report and agree the next month's priorities.
- Escalation runs through the account manager — one channel, not parallel requests from multiple parties.
Three line items: a monthly service, a strategy build and a PR campaign.
The table below is the offer exactly as set out in the commercial proposal dated 13 August 2026. The monthly item is shown at one month, and is the basis for recurring billing thereafter.
| Item | Unit | Unit price (SAR) | Total investment (SAR) |

| Integrated social media & performance marketing content strategy, 18 creative assets, publishing, community management, reporting & live dashboard | Monthly | 30,000 | 30,000 |
| Digital marketing strategy the workshop, social & brand strategy, performance & demand-generation strategy | 1 | 40,000 | 40,000 |
| Public relations campaign bilingual press release, organic distribution, outreach to 10 outlets, monitoring & coverage report | 1 | 72,000 | 72,000 |
| Subtotal | 142,000 | ||
| VAT 15% | 21,300 | ||
| Grand total (SAR) | 163,300 | ||
Advertising spend is not included — and is not paid to MAZ NEXA
The fees in the table above cover MAZ NEXA's professional services only. Any paid media budget — the amount spent on Instagram, TikTok, Snapchat, Meta or any other platform — is not included in these prices, is not invoiced or received by MAZ NEXA, and is not guaranteed by us in any form. That budget is spent directly from Golden Gate's own advertising account and remains Golden Gate's sole responsibility, borne entirely by Golden Gate. The same applies to any paid placement, sponsored coverage, influencer fees or third-party costs.
After the opening month
The strategy and PR items are paid once and do not recur. Social media and performance marketing continues at SAR 30,000 per month excluding VAT — SAR 34,500 per month including 15% VAT — settled monthly, based on project continuity and that month's deliverables.
Where the investment goes.
Opening investment split
Line items compared
Two of the three items are one-time and account for SAR 112,000 — 79% of the opening investment. The only recurring item is social and performance at SAR 30,000 a month.
Payment terms and stated assumptions.
Payment terms
- Monthly services (social media management & monthly performance marketing): settled monthly, based on project continuity and that month's deliverables.
- One-time services (workshops, strategy development, the PR campaign, production and design): settled 100% upfront before the service begins.
- All prices are exclusive of VAT; 15% is added on invoice.
- All deliverables are provided in bilingual format (Arabic & English).
- The engagement is fully compliant with ZATCA VAT (15%), PDPL and Saudi commercial law.
- The fee includes up to 2 design revisions within the agreed scope and timeline.
What these prices do not carry
- Paid media budget — the spend on the platforms themselves is separate from the management fee.
- Paid placement or sponsored coverage within the PR campaign.
- Translation into additional languages beyond Arabic and English.
- On-site photography or videography — production works from Golden Gate's own visual assets unless otherwise agreed.
- Influencer or event fees — quoted separately once scoped.
- Website or landing-page development — provided by the client or quoted separately.
MAZ NEXA — a joint venture between the international agency NEXA and Saudi-based MAZ Holding.
Headquartered in Riyadh with a team spread across four continents. We work as a consultative partner rather than an execution vendor, combining international expertise with a deep understanding of the local and Gulf markets.
MENA Search Awards unless otherwise stated.
Four cases close to this brief.
Chosen for their proximity to what is required here: luxury real estate, cross-border lead generation, a PR-led institutional launch, and building market confidence for a new entity.
LIV — off-plan towers in Dubai Marina
A luxury developer launching multiple towers in Dubai Marina with no content library in place. MAZ NEXA managed the social presence and supported lead generation for the off-plan projects, building the entire digital foundation through strategic storytelling, premium visual production and CRM-driven acquisition.
Berkeley Group — Middle East investors for UK developments
A UK developer needing ultra-high-quality leads in the Middle East without relying on a third-party broker. We built a system that nurtured leads until they were genuinely hot, delivering investors ready to purchase — leaving the developer's team only to close.
SABIL — launching the national grains supply company
A newly established national entity that needed to launch with immediate credibility and clarity. We shaped its positioning and launch communications from inception and managed the official launch under ministerial patronage, with reputation and crisis-readiness embedded from day one.
SILZ — building awareness, credibility & market confidence
A newly established national entity that needed to rapidly build awareness and credibility to attract tenants, investors and strategic partners — in a highly competitive global market with long decision cycles. We built its communications foundation from the ground up and supported media relations and executive positioning.
Who works on the Golden Gate account.
Closing statement
Through an integrated mix of marketing, public relations and investment engagement, MAZ NEXA will transform Golden Gate's final development phase into a compelling market story. The approach will build awareness, attract qualified interest and establish the opening as a major milestone in Bahrain's luxury real estate sector — an investment that takes the project to market with a strong reputation, qualified demand and direct access to potential investors.
